Wind Stream is a uniquely desirable community located at 9400 E. Iliff
Avenue in southeast
Denver and unincorporated Arapahoe County. Our community opened in
1982 and was
completed by 1988. Quality

Wind Stream
homes are characterized by very appealing interior and exterior
architectural design. Some
say reminiscent of a mountain ski
resort. A wide variety of floor plans are available ranging in size
from 879 to 1876 square feet. The complex is comprised of 234 homes
and is supported by a stable and active Homeowners Association. 177
homes are 2bed/2bath townhome style homes, 38 are 2bed/2bath condo
style homes and 19 are great 1bed/1bath+study carriage house style homes. Wind Stream
is adjacent to the Cherry Creek Country Club and the
Highline Canal Trail (which connects city wide). Wind Stream offers easy access to the Denver Tech Center, Cherry Creek,
Lowry, Fitzsimons or
Downtown. Cherry Creek State Park is just a short drive south.
Solid
interior architecture has proven to be, far and away, the best
and most enduring feature of this community. Irrespective of the
floor plan, the living spa ces provided in each unit are light,
bright and inviting. Since our community welcomed it's first
residents in 1982 (I was one of them!), the units have seen a
wide variety of updating and improvements. Properties that sell
for premium prices and in minimal amounts of time have generally
been updated in areas of basement finishes, appliances, heating
and air conditioning. Other updating such as hardwood flooring,
new carpeting, painting, kitchen remodels are always helpful,
but it is always necessary for a potential seller to present a
clean, neat and well maintained unit.

Your
Board of Directors
These individuals work very hard
to represent the common interests of Wind Stream residents. Their primary
mission is to manage wisely...ensuring both financial security for the community
and physical value for our properties, collectively and individually. As a
covenant controlled community, it is the responsibility of each owner to
understand and abide by our governing Rules and Regulations. Occasionally, your Directors are required to enforce community Rules and
Regulations to assure that the 'greater good' of our community is served. These
can be complex issues, and even more complex decisions, and your Directors strive
to do the right thing using common sense, knowledge of our community and respect
for our owners, while taking into consideration the specific circumstances of
the issue.

Homeowner News
board meetingS
Wind
Stream Board Meetings are held every other month at
various locations except for the month of March. Check the official
web site (click here) for
specific dates and locations. Meetings begin at 6:30PM. Our
Annual Meeting occurs in March and is generally held at Embassy Suites Hotel
at Tamarac Square.
Garage
Sale
Most
years our community has a neighborhood wide garage sale and it has become a
tradition of mine to cook and serve brats, hotdogs, chips and drinks to all who
attend as well as my neighbors. It's fun for me but I have a tough time cooking
and trying to sell my garage sale items...so I just cook!!
Look
for dates to be announced in our Newsletter and my neighborhood mailings. 2009
is scheduled for June 6.
COYOTES IN WIND STREAM
Coyotes
have been seen on the property in search of food. Please try to leave your trash out for as little time as
possible. Put it in a trash can rather than just lying around in a
plastic bag which is easier for those creatures to break open. Remember: Out no
earlier than 7:00 p.m. Wednesday; back in not later than7: 00 a.m.
Friday.

AIR CONDITIONER CARE
With
the hot weather we’re expecting this summer, it's a good time to
check out your air conditioners. These
are not maintenance-free machines!
Since each homeowner is responsible for their own A/C, a
little TLC would be in order if you want to avoid sweltering.
The outside condensers need to be cleaned off as necessary to
allow the free flow of air through the system.
Our cottonwood trees have a nasty habit of depositing their
flowers on the a/c, thus impeding the airflow.
The unit should be brushed and/or hosed off to keep it clean.
Also, the inside filter on the furnace should be checked at
least monthly to insure that the filter is clean and free of dust
and particle build-up. Don’t
expect to make your units like a meat locker, as the system and our
buildings are constructed to only achieve about a 20 degree
differential from the outside temperature.
For example, if it’s 95 outside, you shouldn’t expect
less than 75 degrees upstairs; regardless of what temperature you
set your thermostat.
DOGS
(Again!)
Seems
like there is always someone who doesn’t get the word. Dogs
are to be
on leashes when outside, and are not to be left
alone on your patio. When
you are gone and the dog is alone outside, it gets lonesome and
howls, barks, and/or cries! Although
the poop cleanup has gotten a little better, there are still a few
folks who must think someone else is going to cleanup after their pet.
Not gonna happen, so please cleanup your little Fido’s
mess. Poop
bag distribution boxes have been added around our community for your
convenience. Please use them.
PARKING
Another
on-going problem for us...Garages are to be used for parking your
car, not for storing your stuff, old beater cars, or trailers. There is limited parking at Wind Stream, and those who ignore
the parking restrictions are being very inconsiderate of their
neighbors. Cars that
are improperly parked are subject to being towed.
Recovery of towed vehicles is expensive.
POOL
RULES
Some
modifications to the pool rules have been enacted by the Board of
Directors in response to complaints and abuses by a few people. The changes include:
-
Smoking
only in designated area.
Absolutely no smoking in pool or spa.

Cleanup
your mess before you leave
-
Furniture
placed on grass must be returned to pool deck after use
-
Infants
must wear swim diapers
-
No
bikes, skateboards, scooters, surf boards, etc. in pool area
-
Violators
subject to ejection and loss of use of pool privileges
Existing
rules that seem to be ignored include a limit of 3 guests, no diving, and no glass in the pool
area. There really are
good reasons for these rules and they will be enforced.
Please
be considerate and observe these restrictions designed to make the
pool experience a safe and enjoyable one for all residents and
guests. The pool will
close soon after Labor Day, depending on weather and use.
More
News You Can Use:
Alfred
Hitchcock presents "Flickers": the on-going saga:
During
spring months we usually hear the ratta-tat-tat of
the Flickers. Report problems to our Management Company as soon as
you hear them. Give your unit # and specifics.
The board is trying to deal
with the problem and is considering a variety of means to thwart
this annual problem. Paint additives, special birdhouses and other
means to discourage the Flickers are being studied. Timing of the
remedial efforts is critical so please report any problem ASAP.
Security Doors:
Homeowner’s
seeking to install a storm or security door on their unit should
contact the property manager for approval. The
board has provided a selection of doors styles that are suitable and
appropriate. If you wish to install
a door that is not on the pre-approved list, you must submit the request, along
with a picture of the type of door you wish to install, to the board.
Prior, written approval of the board is required before installing any
door that is not on the approved list. Whichever
style is approved, it must be either black or rust in color.
Improvements/Changes to Common Elements
& Satellite dishes:
The restrictive
covenants that govern Wind Stream require prior, written board
approval before any changes, modifications, or improvements are made to the
common elements on the property. Those
common elements include outer wall, patios, balconies, yards, brick walls,
sidewalks and adjacent areas. Although
this requirement has not been strictly enforced in the past, it is the intention
of the board to adhere to the prior approval requirement so as to maintain the
integrity and appearance of Wind Stream. Your
Board is working on amending the somewhat outdated rules to provide more flexibility
on this issue. However, if you
desire to hang something on your patio or make improvements to the common
grounds, you must obtain the requisite approval.
Otherwise, you will be subject to having the items removed at your
expense, as well as a possible fine for flagrant violators.
HOA
Payments Delinquency:
Homeowners Association
dues are due on the 1st day of every month. Although we have a
generous grace period for receiving these payments, if you don’t write your
check and mail it so that it arrives and is posted by the 30th…you
will be in arrears and have a late payment penalty imposed.
Our management company
tries
very hard to communicate with and collect from homeowners that have accumulated
fines. However our delinquency list is quite long and we would very much like to
clean up the list. Not paying these fines or past due HOA fees will reflect on
your home should you attempt to sell it and, in a worst case scenario, can
result in foreclosure proceedings.
It is a costly and
time-consuming burden on our property management to repeatedly attempt to
collect fines and late fees. If you have been notified of late payments or
penalties due, PLEASE pay them and schedule your future payments to avoid being
late.
